Define the investment objective

Decide whether you are prioritizing current rental income, long-term appreciation, personal use, or a combination. Those objectives influence your financing assumptions, target neighborhoods, holding period, and willingness to handle vacancies or repairs.

Evaluate income conservatively

Research comparable rent levels for properties with similar location, condition, and amenities. Build a range of likely rents rather than relying on the highest advertised listing. Subtract an allowance for vacancy and nonpayment before estimating annual operating income.

List all operating expenses

Consider property taxes, insurance, association dues, maintenance, management, leasing costs, utilities paid by the owner, and periodic capital replacements. Florida properties may have significant insurance, storm-hardening, and association-related costs. Obtain quotes and inspect relevant documents rather than copying assumptions from another market.

Separate operating performance from financing

Net operating income generally considers property revenue less operating expenses before debt service. Cash flow after financing reflects loan payments and additional cash obligations. Review both measures, along with projected reserves and cash required at purchase. Stress-test the numbers with a rent reduction, unexpected repairs, or a period of vacancy.

Complete due diligence before committing

Review property condition, title, insurance availability, zoning, rental restrictions, association documents, taxes, and the lease or tenancy status. Seek advice from licensed tax, legal, insurance, and lending professionals where needed. Education should improve the questions you ask, not replace independent verification.
